FSBO Marketing Checklist: Everything You Need to Sell Without a Realtor
Selling your home without a realtor can save you thousands in commission — but only if buyers actually find your listing. The marketing is on you now.
This checklist covers everything you need to market your FSBO property effectively. Most of it is free or cheap. All of it matters.
Before you list
1. Price it right
Look at comparable sales (comps) in your area from the last 3-6 months. Check Zillow's "Recently Sold" filter, Redfin's sold data, or your county assessor's website. Price within 5% of recent comps for similar homes. Overpricing is the #1 reason FSBO listings sit.
2. Clean and stage
Declutter every room. Remove personal photos and excess furniture. Clean windows, pressure wash the exterior, and mow the lawn. You don't need a professional stager — just make it look like nobody lives there.
3. Take great photos
Photos sell houses. Period. Tips:
- Shoot during the day with all lights on and blinds open
- Shoot from doorways and corners to make rooms feel spacious
- Get at least one strong exterior shot (front of house, good angle)
- Include every room, the backyard, and any standout features
- 15-30 photos is ideal — more is better than fewer
- Consider hiring a photographer for $150-300 if your phone photos aren't cutting it

4. Create a dedicated property website
This is your home base — a single page with all your photos, details, description, and a contact form. Share this link everywhere.

5. List on Zillow / Zillow FSBO

6. List on Realtor.com, Redfin, and Facebook Marketplace
Cast a wide net. Also post on:

- Nextdoor (post in your neighborhood)
7. Consider flat-fee MLS
For $100-500, a flat-fee MLS service will list your home on the MLS (Multiple Listing Service), which feeds into Zillow, Realtor.com, Redfin, and every buyer's agent search. 8. Post on social media
Share your property website link on:
- Your personal Facebook and Instagram
- Local Facebook groups (buy/sell/trade, neighborhood groups)
- Nextdoor
- Any community forums or neighborhood email lists
Ask friends and family to share. Word of mouth still sells homes.
Offline marketing
9. Yard sign with QR code
A professional yard sign is non-negotiable. Add a QR code that links to your property website so drive-by buyers can see all the photos instantly. Total cost: $20-50 for the sign plus your $25 property website.
10. Property flyers
Print flyers with your best photo, key details, price, and a QR code linking to your property website. Put them in a weatherproof box at your yard sign and hand them out at open houses.
11. Open houses
Host open houses on weekends. Advertise them on Zillow, Facebook, and Nextdoor. Put out directional signs on nearby street corners. Have sign-in sheets to capture visitor contact info for follow-up.
12. Tell your neighbors
Knock on doors or drop flyers in nearby mailboxes. Neighbors often know someone who wants to move into the area. A simple "We're selling — know anyone looking?" can generate leads.
Lead management
13. Respond fast
When a buyer reaches out, respond within an hour if possible. FSBO buyers often contact multiple properties — the first seller to respond has a huge advantage.
14. Offer to pay the buyer's agent commission
Many FSBO sellers save money by offering 2-3% to the buyer's agent instead of the full 5-6%. This keeps your property in buyer's agent searches and makes them more willing to show your home.
15. Get a real estate attorney
In most states, you can handle the sale yourself with a real estate attorney for $500-1,500 (vs. $15,000-30,000 in realtor commissions on a $300K home). The attorney handles contracts, title search, and closing.
